Hello Lexington County, I'm Beth Tamminga with EXP Realty. As we enter the last month of 2022, I want to break down what's happening in the Richland & Lexington Counties real estate market so that you can make the best decision on probably one of your largest assets, which of course, is your home. Let's take a look at what's happening in Chapin, South Carolina, 29036. At the end of November, there were 120 active lisitngs, 1 home pending, and 32 homes that were sold in the first 28 day of November. Homes sold for an average of $493,018 and were on the market an average of 42 days. In Lexington, SC, 29071 & 29072, we had 278 active homes on the market, with 4 pending and 103 homes sold in November. The average sale price was $369,599 after spending 27 days on the market. 

So you can see, with the changing market, it is no surprise to us that homes are staying on the market longer. These numbers are drastically different from last year. We have more homes on the market right now than I've seen in many years. But the good news is that I've noticed a very common trend over the years. The number of active homes on the market tends to decline during the holidays. Typically if you want to sell, getting your home active on the market as close to January 4th as possible, after the holidays, will be advantageous to you as a seller. The longer you wait from that date, we see more homes creeping back on the market, which will mean more competition for you if you're selling.
