First, look at how the buyer is financing the purchase and whether they can show proof of funds. Cash may appear king, but it's not always the most adventurous.

It doesn't always give you the most negotiating power. It is essential to waive both the pros and cons between a mortgage and an all-cash transaction.

Secondly, consider the amount of the good faith deposit and the buyer's seriousness about the purchase. Usually, a higher than standard good faith deposit indicates the buyer is serious about the purchase and knows the risk of losing the deposit.

Thirdly, find out how many contingencies are attached to the offer as more contingencies mean more chances to walk away from the purchase.

Finally, look at the closing timeframe to make sure you have enough time to complete your move.
